The Shearling, Rutland Barn Conversion
A former sheep barn reimagined as a low-carbon, luxury rural retreat overlooking Eyebrook Reservoir.
Once an open-sided agricultural structure, The Shearling has been transformed into a peaceful countryside escape in the heart of Rutland. The design retains the barn’s rural character while creating a comfortable, contemporary interior that celebrates craft and material quality.
Our brief was to design a conversion that combines traditional character with modern performance in a luxurious setting. The building is heated by an air source heat pump paired with underfloor heating throughout, complemented by a wood-burning stove for warmth and atmosphere. Inside, a Bulthaup kitchen, bespoke timber doors, and high-quality finishes bring a sense of calm precision to the interior.
Original features such as feeding troughs have been retained within the external landscaping, designed by Chelsea Flower Show Gold Medal winner Bunny Guinness. Large, full-height windows frame panoramic views across Eyebrook Reservoir and the surrounding Rutland countryside.
The interior plasterwork has a soft, rustic texture, with small areas of exposed brickwork revealing the building’s history — a quiet counterpoint to the smooth, modern finishes elsewhere. The result is a home that balances tradition, sustainability and simplicity, while offering a refined and luxurious retreat from everyday life.
