Three New Homes in the Heart of Coton
Located along Coton High Street, this development made use of a large backland plot behind a 1970s bungalow. Three contemporary family homes were designed to sit comfortably within the village context while achieving high environmental performance.
GHA was appointed by a local developer to explore options for the site, initially intended to accommodate four new homes. Through the design process—and in response to both planning considerations and sustainability ambitions—the client opted to retain and retrofit the existing bungalow, allowing for three new-build dwellings to be delivered alongside.
Context-Led Design
Working closely with planning consultants and visualisation specialists Cloud 9, GHA supported the application with verified views, demonstrating the visual impact of the proposals on the surrounding village.
The scheme takes a sensitive approach to massing and layout, featuring:
- A mix of single and two-storey elements to reflect the varied built form along the High Street.
- Retention of mature trees and incorporation of extensive landscaping to soften the development and maintain a sense of green space.
- A site strategy that promotes both privacy and outlook, creating family homes that feel connected to their setting.
Sustainable Family Living
Each home is designed with a focus on energy efficiency and future-proofed living, including:
- Air source heat pumps
- Roof-mounted solar panels
- Electric vehicle charging
All three homes are now Sold STC, marking the completion of a carefully considered scheme that combines thoughtful placemaking with sustainable design principles.
