Lancaster Insurance

An insurance company wanted highly serviced offices, including a call centre for 70 telesales staff, to be constructed to a tight budget.

The steel frame and concrete plank floor allowed quick construction. A metal roof-tray system enabled the building to become watertight early on in the construction programme.

A good working environment has been achieved without air-conditioning, by minimising solar gain. Large eaves overhangs, and careful positioning of the call centre, minimises the penetration of the sun in summer. The roof structure is exposed, providing a greater volume of air with electrically operated north lights, to enable air flow to be controlled.

Extensive cable trunking and a raised access floor allow the occupier to easily update and change the IT services.

Externally the building is faced in brick and stained timber, with a stone band cill. This provides the building with texture and a strong identity. Internally split-faced blockwork, maple flooring and a powder coated steel staircase define the entrance.

Completion of the building was achieved in summer 1999.
